Presentations

TOPAS™ Presentations consist of board room quality MS PowerPoint templates appropriate for any commercial real estate assignment possibility including:

  • Buyer Representation
  • Tenant Representation
  • Seller Representation
  • Landlord Representation
  • Build To Suit

    Presentations open on your computer’s hard drive using MS PowerPoint and are fully customizable by you to include the particulars of the opportunity.

Just fill in the indicated fields, save your new presentation to your hard drive and you’re ready to practice/role play the presentation for your next exclusive assignment.

Presentations are intended to be made via your laptop or, in the case of a board room environment, using a projector, but can also be printed if you desire.

Proposals

TOPAS™ Proposals consist of board room quality MS Word templates appropriate for any commercial real estate assignment possibility including:

  • Buyer Representation
  • Tenant Representation
  • Seller Representation
  • Landlord Representation
  • Build To Suit

    The TOPAS™ Proposals mirror closely the TOPAS™ Presentations and are intended to act as your written ‘Leave Behind’ document once a presentation has been made. Or, if you’re making your presentation over lunch and it would be awkward to pull out a laptop and use PowerPoint, the printed TOPAS™ Proposal is the ideal piece to use as your presentation piece.
    Primarily used as the ‘leave behind, the Proposals contain significantly more detail than the Presentations (since you won’t be there to make the explanations).

TOPAS™ Proposals open on your hard drive using MS Word and display a series of questions to be answered by you regarding the potential assignment. Once answered, the system will auto populate the entire

Proposal with the appropriate information, in the right place, to expedite the creation of the document.
Certain areas of the Proposal will need to be customized by you to reflect your firm’s representative client list, history, etc., but most of the work is completed by the system giving you the professional grade document you need in a matter of minutes.

Save the completed document to your hard drive and you’re ready to print and bind the piece for presentation to your client.

Reports

TOPAS™ Reports contain dozens of forms, systems and process checklists to help insure that nothing falls through the cracks throughout the process. Organized similar to both the Presentations and Proposals, you’ll find unique reports for each of the following opportunities:

  • Tenant Representation
  • Seller Representation
  • Landlord Representation
  • Build To Suit

Offering Memoranda Templates

Once you’re won the new Seller or Landlord Representation assignment, you’ll need a detailed property profile/marketing package with which to professionally represent and present the offering. Samples of these are found in the Offering Memoranda Templates that you can use as a guide when creating yours and include examples of for the following property types:

  • Office
  • Industrial
  • Retail
  • Multi-Family
  • Land

Fully Customizable

All TOPAS™ forms, documents and templates are completely customizable. You can change anything about them you’d like to change, add anything you’d like to them and/or delete anything you don’t want to include in your particular piece.
Since they’re all based in MS Word or PowerPoint and are opened on your computer’s hard drive, they are fully editable by you. When you save the document you’re working on, you save it to your computer (or other drive or device) and do not/cannot change the original found in the Global Documents section of ORION.

So, no worries. Use the TOPAS™ documents and forms as they are – or customize them any way you’d like.
It is important that you familiarize yourself with the tools that TOPAS™ has available for you.

Be aware that TOPAS™ is a foundation on which to build your “client customized presentation.” The consistent format and process used throughout the country are part of the strength and reputation that ORION brings to you and to your client. The proposal and process standard is one that ORION is proud to present to clients because it far exceeds the individual approach that most of our competitors utilize. TOPAS™ is a powerful tool – use it!

Using the Fill in Prompts

As the fill in prompts appear on the screen, type the requested information. When you are through select the Ok button to move to the next prompt. (Do not press the Enter key unless the requested information should be on two lines, as in an address.)

Editing your Proposal after Saving It

The Proposal template uses Microsoft Word’s fill in prompts to enter information about your client, the project and yourself. When you first open the template, you will be prompted to enter the information necessary by simple data entry fields. If you skip one or more of the data entry areas and save the document to your hard drive, the missed areas can be edited by opening the document and scrolling to the area where the information needs to be placed and entering it as you would any normal MS Word document.
